This study aims to estimate the perception of elderly residents on residential environment improving projects and suggest policy implications by analyzing the importance and satisfaction levels of maintenance factors. IPA analysis revealed high project efficiency, with a need for improvement in pedestrian environment, public open space, and transportation environment, particularly for elderly residents. Immediate improvements are needed for pedestrian passage and public open space.
