Summary

This study aims to compare and analyze the pricing models of residential and commercial real estate to identify the impact of macroeconomic variables. The Granger causality test results showed that residential real estate prices are affected by CD interest rates and gross domestic product, while commercial real estate prices are affected by construction permit area, unemployment rate, and the Korea Composite Stock Price Index.
