Summary

This study analyzes the effect of housing loan regulations (DTI, LTV) and interest rate increases on home-ownership affordability in the Seoul apartment market. The analysis reveals that DTI can discourage excessive borrowing but does not significantly hinder home-ownership if households borrow within their disposable income, while interest rate increases negatively impact affordability.
