This study analyzed the impact of the U.S. Army Garrison Humphreys relocation project on the officially assessed land price increase rate in surrounding areas. The analysis revealed that the distance from the military base and land use status (paddy fields, fields) were the primary factors influencing the increase rate. Specifically, land closer to the base and designated as paddy fields or fields experienced higher increase rates.
