Summary

This study investigated the perception of residents and real estate agents regarding factors causing property value depreciation and compensation methods in areas adjacent to transmission and substation facilities. The survey results indicated that most respondents recognized real estate price decline as the primary damage, and emphasized the need for individual compensation proportional to the area of adjacent land owned and increased monetary support. Therefore, a detailed review and revision of land compensation and support measures, along with improving acceptance of the compensation amount and spatial scope stipulated in the Act, are necessary.
